Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Olympia Chimney Chimney Cap Installation: The Dallas Owner’s Guide

We install Olympia Chimney chimney caps in Dallas for $275 – $675 installed, and we stock the most common Olympia Chimney cap sizes and mounting hardware on our trucks. The price difference comes down to which cap your flue needs, whether it’s a single-flue cap on a masonry chimney or a multi-flue cap spanning two or more liners. Most homeowners discover their cap has failed when they hear rain dripping down the flue during a storm, or when a puff of smoke rolls back into the living room on a windy afternoon.

Call (361) 492-4099

Dallas gets roughly 39 inches of rain a year, and a failed cap pulls that water straight down the liner. The cap is the only thing standing between your flue and everything the Texas sky drops on it. We’re an independent chimney service company, not affiliated with Olympia Chimney. We install their caps because they hold up to Dallas weather, and because the mounting systems are standard enough that we can get your part matched and fitted in a single visit in most cases.

Which Olympia Chimney Models This Applies To

Olympia Chimney makes factory-built (prefabricated or “factory” in trade terms) chimney systems, not masonry chimneys with clay tile liners. If your home has a wood-framed chimney chase with metal flashing and a round pipe poking out the top, there’s a good chance it’s an Olympia system. We work with their V Series and EXCEL Series most often in Dallas, along with the older Olympia Advantage and Temp-Guard lines that show up on homes built in the 1980s and 1990s.

Here’s the compatibility gotcha: Olympia caps use a slide-on or twist-lock collar that fits the outer diameter of the chimney pipe, not the inner flue diameter. A “6-inch” Olympia chimney typically has an outer casing around 8 inches, and the cap collar has to match that number. If you order a cap by guessing the flue size, you’ll end up with a part that doesn’t fit. We measure the OD on-site and match it to the correct Olympia collar before anything arrives at the house.

OEM Olympia caps are our default recommendation. The stainless alloy on their caps resists Dallas’s humid springs and the UV bake of our August summers better than most aftermarket equivalents at the same price point. We do install quality aftermarket stainless caps when a homeowner wants a different screen mesh size or an extended-reach lid for wide flues. The decision comes down to availability and the exact dimensions of your pipe. The part we pull off your chimney is always labeled, and we use that plus the OD measurement to spec the replacement.

Signs Your Olympia Chimney Chimney Cap Installation Is Failing

  • Water streaks or damp spots on walls near chimney. A cap with a rusted-through lid or missing screen lets rain enter the flue, and it wicks into the chase framing. In Dallas, this doesn’t wait for a big storm; a normal afternoon shower will do it.
  • Wind-driven smoke backing into the room. A failed cap screen or a cap that’s pulled loose lets downdrafts slam straight down the flue. If you smell smoke only when the wind kicks up, the cap is the first thing we check.
  • Sparrows, starlings, or squirrels in the flue. Dallas birds are relentless. They target rusted-out cap screens, and once inside they build nests that block the flue and create a real fire hazard. A missing section of screen is an open door.
  • Metal debris on the hearth inside the firebox. When a cap lattice or spark arrestor rusts through, small metal fragments can drop down the flue. You’ll find little dark slivers on your fireplace floor. That’s the cap degrading from the inside.
  • Rust bleeding down the chimney chase or crown. A corroding cap stains masonry and the wood chase below it. The stain is the cap. It’s a roof-level problem showing itself at eye level, and it won’t get better on its own.

Most of this damage happens gradually and gets written off as normal. If you see any of these, call us at (361) 492-4099 before the next rain finds its way in. The water damage to the chase framing and interior drywall is what makes a delayed cap job expensive.

Replacement Cost & What’s Included

A standard Olympia Chimney-compatible cap installation in Dallas runs $275 – $675 depending on cap type and access difficulty.

  • Single-flue round cap (stainless, Olympia-compatible): $275 – $425 installed
  • Multi-flue cap (spanning 2 – 3 liners): $425 – $675 installed
  • Athletic roof access / steep pitch add-on: +$75 – $150 depending on safety rigging required

Those figures include the cap, the proper Olympia-compatible collar or mounting ring, the fasteners, sealant, and installation labor. We hand you the written price before a single tool comes off the truck.

Every cap installation from us carries The Garrison Standard guarantee: a full 365-Day Done Right Promise in writing. If the cap installation fails within one year, we return at no charge. That’s the whole deal. No fine print. Hank Delano has been putting this guarantee on cap work across Dallas for years, and it’s not a marketing line. It’s the same code every Garrison Partners location follows.

DIY or Call Us?

Here’s the honest split: if you own an extension ladder, you can look at your cap from the ground with binoculars, and you can call us with the OD measurement of your pipe if you can reach it safely from an accessible roof line. But climbing onto a shingle roof to wrestle a fastened chimney cap is genuinely dangerous work. Dallas roofs get dust and pollen film that makes shingles slick, and a fall from even a single-story roof is a trip to the ER.

We see homeowners try this. We also see stuck collars, seized fasteners, and cracked shingles from ladders that shifted. The cap swap itself is quick for us because we’ve done thousands. The safety gear, roofing knowledge, and sealant work is what you’re paying for when you call us. If you want to check the cap and confirm the pipe size before calling, we’ll take that info. If you’d rather not go up, call (361) 492-4099 and we’ll work from our ladder.
