Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Crown Repair: The Dallas Owner’s Guide
A Famco crown replacement in Dallas typically runs $775 – $1,450 installed, depending on crown size and how much of the old mortar bed has to come out. We stock Famco crown wash materials on the truck, so most repairs we complete in a single visit. You usually find out the crown failed the Texas way: after a spring storm, you notice a damp smell near the firebox, or you spot a rust trail snaking down the brick face below the cap.
The crown is the concrete or mortar slab that seals the top of the chimney around the flue tile. When it cracks, water gets into the chase and starts working on everything underneath it. Hank Delano puts it plainly: “If the flue’s clear, I’ll tell you. If it’s not, I’ll show you exactly why.” A cracked Famco crown is one of the most common repair calls we run in Dallas, especially on homes where the original crown was poured without a proper drip edge or expansion joint.
Which Famco Models This Applies To
Famco builds crown wash and termination components that fit a wide range of prefabricated and masonry chimney systems, but the compatibility gotcha is the crown sizing, not the model number. Famco crowns are field-sized to the outside dimensions of your chimney chase or masonry stack. We measure the flue tile outside diameter, the chase width and depth, and the crown overhang before cutting or forming anything. That’s why we never quote a crown repair over the phone without at least a photo or a quick site visit.
For most Dallas homes we see, the relevant Famco part is the crown wash assembly paired with a flue termination cap. On prefabricated chases, especially common in newer neighborhoods around north Dallas and the M Streets area, the crown is a galvanized or stainless wash with a pressure-treated framing plate underneath. On masonry, it’s a poured crown form. If your existing crown is metal and rusted through at the corners, you have the prefab version. If it’s concrete and chipped, you have a masonry pour. The part number on the Famco cap or termination helps, but the chase dimensions decide what fits. We will not order a part on a guess; we measure on site with the old crown still in place.
On the OEM versus aftermarket question: for Famco-specific termination caps and chase covers, we use Famco. For the crown wash itself, we work with Famco-compatible heavy-gauge materials from Copperfield and Olympia where the specs match or exceed the original. The sealant and expansion joint material are the same professional-grade products we use on every other crown job, and we’ll tell you the brand before we start.

Signs Your Famco Crown Repair Is Failing
- Water staining on the ceiling or wall near the fireplace chase. A cracked crown lets rain run straight down the chase interior. By the time the stain shows, the crown has been leaking for a while.
- Rust streaks on the brick face below the crown line. This is the giveaway on metal crowns. The wash itself is rusting, and the streaking is the oxide washing down during each rain.
- Crumbling concrete on top of the chimney. Masonry crowns spall in Dallas because of the freeze-thaw cycles we get each winter, even the mild ones. Once the surface starts flaking, water entry accelerates.
- A musty or sour smell inside the firebox after rain. Moisture trapped in the chase above the damper goes stale. It smells like a damp cellar, and it means water is sitting where it should not be.
- Visible cracking or separation where the crown meets the flue tile. That joint is supposed to flex. When the original installer grouted it solid, the first big temperature swing cracks it open and water follows the crack. This is the most common failure we find on Dallas chimneys built before the mid-1990s.

AfterReplacement Cost & What’s Included
In Dallas, a full Famco-compatible crown replacement on a standard single-flue masonry chimney runs $775 – $1,150. A prefab chase crown with a metal wash usually lands between $900 and $1,450, because the surrounding chase top framing often needs attention once the old crown is off. The spread is driven by four things: flue count, damage under the old crown, whether a chase pan or cap needs replacement at the same time, and access. A steep roof or a chimney that the ladder cannot reach cleanly adds time, and time is labor.
- Parts: Famco termination components (or equivalent Copperfield/Olympia spec), crown form or metal wash, sealant, expansion joint material, and fasteners. Parts are itemized on the written quote.
- Labor: Removal of the old crown, inspection of the chase top or masonry below, forming or fitting the new crown, sealing, and cleanup.
- Warranty: Every Flint Chimney Co Dallas repair carries the 365-Day Done Right Promise. If the crown fails within a full year, we make it right on our dime.
The written price we hand you before work starts is the price you pay. No surprises at the invoice.
DIY or Call Us?
You can safely check the crown from the ground with binoculars: look for cracks, rust, missing chunks, or lifted edges. A lawn chair and five minutes of looking beats a roof climb every time.
What you should not do is get on the roof with a trowel and a bucket of mortar. Dallas roofs are not friendly to ladder work, and a crown repair done wrong looks fine for six months and fails in the exact same spot the next winter. The repair has to bond correctly, the expansion joint has to be right, and the overhang has to shed water the way it is designed to. A patch job on a cracked crown is the most common reason we see repeat leaks. If you want to know exactly what your crown condition is, call (361) 492-4099 and we’ll schedule a look.
FAQs
A properly installed Famco-compatible crown lasts 15 to 25 years in the Dallas climate. The extremes that kill crowns here are the summer heat cycles and the occasional hard freeze. Crowns with a proper drip edge and expansion joint reliably outlast crowns poured as one solid piece.
Small hairline cracks can sometimes be sealed with a high-bond elastomeric sealant, but any crack wider than roughly 1/8 inch or any spalling means replacement is the honest fix. We will show you the crack and tell you which side of the line you are on before we recommend anything. Nothing gets sold that cannot be shown on camera.
The physical replacement takes 4 to 6 hours on a standard single-flue chimney, including removal, inspection, install, and cleanup. Prefab chases needing framing repair can run a full day. Most Dallas homeowners are back to normal by the evening.
Yes. Our trucks carry the Famco termination components, crown wash materials, sealants, and fasteners needed for the most common Dallas chimney sizes. For unusually sized chases or custom terminations, we order the part and schedule the install the week it arrives. Call (361) 492-4099 and we’ll tell you which category yours falls into.
