Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Cap Installation: The Dallas Owner’s Guide
We stock Famco chimney caps on our trucks and install them across Dallas, with most replacements running $285 to $465 including the cap, fasteners, and labor. If your cap is rusted through, missing the screen, or sitting loose on the flue tile, we can usually get it swapped the same visit. Most Dallas homeowners discover the failure after a storm blows the lid off, or when they spot birds going in and out of the flue on a quiet morning.
The cap is the first line of defense on your chimney, and Famco builds theirs from galvanized steel, stainless steel, or copper with a standard 5/8-inch expanded metal mesh screen. In Dallas, the combination of spring hail, summer UV, and winter freeze-thaw cycles is exactly what separates a cap that lasts 8 years from one that fails in 4.
Which Famco Models This Applies To
Famco makes three cap lines that show up on Dallas chimneys: the FC series (single-flue, slip-in or bolt-on), the FC-M (multi-flue, spans two or more clay tiles), and the RV series (round, for factory-built metal chimneys found on newer homes in Frisco, McKinney, and North Dallas subdivisions). The FC and FC-M are what we see on most pre-1990 masonry chimneys.
Here’s the compatibility gotcha most owners run into: Famco’s bolt-on caps only work if the flue tile has at least 1 1/2 inches of solid clay above the crown. If the tile is crumbling, cracked, or flush with the crown, a slip-in cap is the safer call. Hank Delano has pulled more than a few “universal” caps off chimneys in the M Streets that were barely hanging on because the previous installer ignored this detail.
OEM versus aftermarket: Famco’s galvanized caps are well made for the price, but in Dallas we often recommend stepping up to their stainless version if the chimney gets full afternoon sun or sits close to a pool. The galvanized coating simply doesn’t hold up to 100-degree summers plus the chlorine drift we see near swimming pools in Plano and Richardson.

Signs Your Famco Chimney Cap Installation Is Failing
- Rust streaks running down the flue tile or crown. This means the galvanized coating is gone and the base steel is oxidizing. Once rust streaks appear, the cap has 18 to 24 months at most before holes open up.
- Screen mesh pulling away from the frame. Squirrels and raccoons push against this mesh to get at the warm flue, and once a corner lifts, the mesh tears along the crease. A torn screen is an open door for birds and embers.
- Loose or rattling cap in wind. The set screws Famco uses for slip-in models work loose over time, and Dallas gets its share of straight-line wind. A rattling cap is wearing the inside of your flue tile.
- Water staining on the ceiling near the chimney chase. If the cap’s hood is warped or the solder joints have failed, rain gets through and runs down the inside of the flue. This shows up as ceiling stains weeks or months after the damage starts.
- Debris dams visible from the roof. Twigs, leaves, or nesting material piled against the screen. This blocks draft and turns the flue into a carbon monoxide risk in winter.

AfterReplacement Cost & What’s Included
In Dallas, a Famco cap install runs $285 to $465 depending on flue size, cap material, and whether we need to modify the crown or flue tile. Here’s how that breaks down:
- Galvanized Famco FC or FC-M cap: $75 to $140 for the part
- Stainless steel Famco cap: $130 to $220 for the part
- Labor (measurement, install, fastener check, sealant): $180 to $240
- Flue tile or crown repairs, if needed: quoted separately before work starts
Every install includes a written price before the first tool comes off the truck, and the work carries our 365-Day Done Right Promise. If the cap fails within a year of installation, we return free and make it right. No charge, no argument. We also verify the flue is clear while we’re up there and show you the camera footage if we find anything worth discussing.
DIY or Call Us?
You can check a few things safely from the ground: look for rust streaks with binoculars, watch for birds entering or exiting, and check for water stains on the ceiling. What you shouldn’t do is climb onto a Dallas roof without roof anchors and proper fall protection, especially on a two-story home with a steep pitch.
Chimney cap installation looks simple on YouTube, but the actual risks include falling, dropping a tool through a skylight, and cracking the crown by overtightening a bolt-on cap against unsupported clay tile. We’ve fixed enough amateur installs in Mesquite and Garland to know the pattern. If you’d rather have a uniformed, background-checked technician handle the swap and back it with a written one-year guarantee, call (361) 492-4099 for a free estimate.
FAQs
A galvanized Famco cap lasts 5 to 8 years in Dallas before the sun and freeze-thaw cycles break down the coating; a stainless cap typically lasts 15 or more. If a cap fails before that, it’s usually the screen mesh or the solder joints rather than the hood itself. Call (361) 492-4099 and we’ll take a look and give you an honest recommendation.
Usually no, and we’ll tell you straight rather than patch something that fails again in a season. Once the mesh tears or the hood warps, the materials are compromised to the point that a repair costs nearly as much as a new cap and lasts half as long. The one exception is replacing set screws on a still-sound cap that’s simply worked loose.
A standard Famco cap replacement takes 45 to 90 minutes, including measuring the flue, removing the old cap, seating or bolting the new one, and applying a high-heat sealant around the base. If we find crown damage that needs repair, that adds time and gets quoted separately before any work proceeds.
We stock common Famco sizes on the truck: 8×8, 8×13, and 13×13 for masonry flues, plus round models for factory-built chimneys. Odd sizes or copper caps usually take 3 to 5 business days. We also work with DuraFlex, HeatShield, and Gelco parts if your chimney needs companion repairs while we’re up there.
When you’re ready to get that cap replaced, call (361) 492-4099. A live person answers 24/7, and we’ll get you a written price before any work begins. If the flue’s clear, we’ll tell you. If it’s not, we’ll show you exactly why.
