Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

DuraFlex Crown Repair: The Dallas Owner’s Guide

A DuraFlex crown repair in Dallas typically runs $450 to $1,200 installed, depending on crown width, existing cracks, and whether we’re rebuilding the crown from scratch or sealing and resurfacing it. We stock DuraFlex crown materials on our trucks, and most crown repairs are completed in a single visit. Homeowners usually discover the problem the same way: water staining on the ceiling near the fireplace, a musty smell after a hard North Texas rain, or chunks of crown mortar showing up in the yard.

DuraFlex makes the flexible stainless steel liner most Dallas homeowners already trust inside the flue. The crown is the concrete or mortar cap at the top of the chimney that keeps rain out of that liner and off the brick. When it cracks or spalls (crumbles at the edges), water gets in, freezes during a February cold snap, and widens the damage. By the time you see stains inside the house, the crown has usually been failing for a season or two.

Which DuraFlex Models This Applies To

This applies to any chimney running a DuraFlex 304 or 316 stainless steel liner, regardless of whether it’s smooth-wall or corrugated. The crown itself sits above the liner, so the repair is about the cap and the mortar bed around the liner’s top plate, not the liner section itself. What matters for fit is two measurements: the outside diameter of your DuraFlex liner (commonly 5.5″, 6″, 7″, or 8″ in Dallas homes) and the width and overhang of your existing crown.

Here’s the compatibility gotcha we run into constantly: a lot of Dallas chimneys built in the 1970s and 80s have crowns poured from the same mix as the brick mortar. That mix wasn’t designed for horizontal exposure. It absorbs water, spalls, and pulls away from the flue tile. When we match a DuraFlex system to that crown, we need to know whether the liner’s top plate is still seated correctly. If it isn’t, sealing the crown alone won’t stop the leak. You’ll need the crown rebuilt around the top plate, which changes the job from a reseal to a re-pour.

On the OEM-versus-aftermarket question: DuraFlex doesn’t manufacture crown material. The crown job uses professional-grade crown coat and mortar specified for horizontal surfaces, and we use brands we’d put on our own roofs. That includes Olympia Chimney crown repair products and Gelco sealants. DuraFlex’s role is the liner. A quality crown system around a DuraFlex liner is more about the installer’s mix and cure time than any badge on the bucket. Flint Chimney Co Dallas is an independent service provider, not affiliated with DuraFlex, but we’ve installed and worked around their liners for years and know how their top plates seat.

Signs Your DuraFlex Crown Repair Is Failing

  • Hairline cracks that hold water after rain. Dallas gets sudden downpours followed by scorching sun. Water sits in a crack, expands in the next freeze, and the crack doubles in width. Small cracks are the cheapest stage to fix, not the cheapest stage to ignore.
  • Spalling edges or missing crown chunks in the gutter or yard. Spalling means the crown’s aggregate is separating. It’s not cosmetic. Once the edge goes, the crown loses its drip edge and water starts running straight down the brick face instead of shedding away.
  • White efflorescence staining the brick below the crown. That white powder is dissolved salts from inside the masonry being carried out by water. Efflorescence below the crown is a direct sign water is moving through it, not around it.
  • Rust staining around the DuraFlex top plate or rain cap. Water pooling against the top plate will rust the plate and siege the fasteners. We see this on older installs where the crown was poured without a proper drip edge or a slight slope away from the flue.
  • Water in the firebox after a heavy rain. If rain is coming down the flue and into the firebox, the crown and rain cap are the first two suspects. We check the crown for pooling around the liner and the cap for proper coverage. Sometimes it’s both.

Replacement Cost & What’s Included

In Dallas, a crown reseal with a professional-grade crown coat typically runs $450 to $700. A full crown re-pour with proper expansion joints and a drip edge runs $800 to $1,200, depending on crown width and chimney access. The spread comes down to two things: how much of the old crown is structurally sound, and whether your roof pitch requires staging to work safely.

Here’s what’s included either way: a written price before any work starts, a full inspection of the DuraFlex liner’s top plate while we’re up there, removal of loose or deteriorated crown material, and a written 365-Day Done Right Promise on the repair. If the crown fails within one full year, we come back at no charge. No re-quote, no argument. That’s the guarantee, and it’s on paper before we start.

Parts and labor are not itemized separately on a crown job. The material cost is a small fraction of the total; what you’re paying for is the technician’s time on a pitched roof, the proper surface prep, and the cure time. A crown that’s prepped fast and slathered on will fail in two seasons. We prep slow and stand behind it for a year.

DIY or Call Us?

You can safely inspect the crown from the ground with binoculars. Look for visible cracks wider than a dime, missing edges, or the crown pulling away from the flue tile. That’s useful information when you call. What you shouldn’t do is get on a ladder with a bucket of hardware-store sealant. Horizontal crown work means reaching across the crown while balancing on a sloped roof or chimney chase, and the sealant sold at big-box stores isn’t rated for the thermal expansion a Dallas chimney crown goes through. We see those jobs a year later when the “fixed” crown has cracked again and the original water damage is worse.

If you’re comfortable on a ladder and the chimney is easily accessed from a garage roof or a gentle pitch, a surface patch might buy you a season. It won’t fix the underlying slope or missing drip edge. For a permanent answer, call (361) 492-4099 and we’ll give you a written price after a proper look. As Hank Delano puts it, “If the flue’s clear, I’ll tell you. If it’s not, I’ll show you exactly why.”
